v class="googleright">Move in checklists are special tenant forms that facilitate documentation of pre-existing problems or damage in a rental property before the tenant takes occupancy. Using a checklist will help you cover all of the things that need to be looked at and make sure you do not miss anything that could involve costly fees for repairs later. Filling out this landlord tenant form is an important step in protecting your right to receive your security deposit back at the end of the lease.
Some states require a property owner to provide you with a move in checklist when you take occupancy of a rental property. The states that require these forms be provided are Arizona, Georgia, Hawaii [link widoczny dla zalogowanych], Kansas, Kentucky [link widoczny dla zalogowanych], Maryland, Massachusetts, Michigan, Montana, Nevada, North Dakota, Virginia, and Washington. Even if you do not live in one of these states you can create your own checklist, or download one from the Internet. When doing your inspection simply note any damage or discrepancies on the landlord tenant forms as you proceed through the checklist. If you can, it is best to have the property owner or agent walk through the property with you while you fill out the move in checklist. If that is not possible, bring a roommate, friend or relative to serve as a witness while you do the inspection.
You should also document anything you note on the lease forms with a photograph. If you don't have a camera, borrow a digital camera from a friend or relative, or simply purchase an cheap disposable camera or inexpensive digital camera. These are not very expensive any more. While they don't take great pictures the pictures they take are good enough for a move in checklist record.
Have any photos you take of damage to the property developed and write the date on the back of the photos. Get two sets so you can keep one for yourself and give the other to the landlord. Also, as with any real estate lease forms, keep a copy of the move in checklist for your records and give another copy to the property owner.
When your lease agreement ends and you move out, you'll want to do an exit checklist. Perform the walk through the same way you did when you moved in. This will show that the property has been left in as good or better condition than when you moved in and protect your security deposit.
